More listings hit this market, but sales still ran lower
If you own a home in Chesterfield County's $350k to $650k range, you're probably thinking or wanting one thing: to know whether this market still works in your favor. That is the right question, and the numbers from the three months ending August 31, 2026 give us a clear, honest answer.
More supply means more choices for buyers. Fewer sales means sellers have to work a little harder to stand out. Both things are true right now.
The county-wide picture first
The Real Estate Data Aggregator counted 718 homes for sale across the seven ZIP codes in this range for the three months ending August 31, 2026. That is up 4.4% from the same period in 2025. At the same time, homes sold fell to 1,075, down 7.2% year over year. Supply grew, demand dipped.
Realtor.com reported that active listings grew 5.5% nationally in September 2026, topping 1.16 million homes for sale across the country. Chesterfield County's 4.4% inventory rise fits that same national pattern. This is not a local oddity. It is a wider shift.
Realtor.com also reported that 20.8% of listings nationally had their price reduced in September 2026, the highest share since October 2022. More inventory, more price cuts. Pricing carefully from the start matters more now than it did a year ago.
Let's look at each ZIP code
The county number tells part of the story. Each ZIP code tells a different one. Some areas are moving fast. Others are sitting longer. Let's walk through them.
| 23112 Midlothian | 23114 Midlothian | 23235 Richmond | 23236 Richmond | |
|---|---|---|---|---|
| Median sale price | $443,500 | $475,000 | $450,000 | $401,750 |
| Median days on market | 17 | 25 | 10 | 15 |
| Sale to list ratio | 100% | 100% | 101.8% | 100.3% |
| Sold above list | 34.1% | 34.5% | 50% | 44% |
| Under contract in 2 weeks | 44.2% | 37.6% | 49.6% | 50.8% |
ZIP 23235: the fastest corner of this market
The Real Estate Data Aggregator counted a median of just 10 days on market in ZIP 23235 for the three months ending August 31, 2026. That is 5 days shorter than the same period last year. Half of all homes sold above list price, and the average sale came in at 101.8% of asking. Homes sold rose 3% year over year. That is a pocket that is still moving with real energy.
ZIP 23236: more sales, strong competition
The Real Estate Data Aggregator showed homes sold in ZIP 23236 rose 28.9% year over year in the three months ending August 31, 2026. That is the biggest sales gain of any ZIP in this group. Nearly 44% of homes sold above list price, up 5.1 points from 2025. Months of supply fell to 1.5, down 0.5 months from last year. Buyers are competing here.
ZIP 23112: the volume leader, with some softening
ZIP 23112 in Midlothian had 273 homes sold in the three months ending August 31, 2026, the highest count of any ZIP in this group, according to the Real Estate Data Aggregator. But that was down 15.5% from the same period in 2025. The median price dipped 1.4% to $443,500. Homes still sold in a median of 17 days, and the average sale hit exactly 100% of list price. Solid, but a step slower than a year ago.
ZIP 23114: more sales, but buyers are taking longer
The Real Estate Data Aggregator counted 139 homes sold in ZIP 23114 for the three months ending August 31, 2026, up 18.8% from 2025. The median price rose 5.6% to $475,000. But homes sat a median of 25 days, 6 days longer than last year. New listings jumped 16.5%. More homes came on, buyers had more to consider, and some took their time.
ZIP 23832: prices up, but the pace slowed
In ZIP 23832 in Chesterfield, the Real Estate Data Aggregator showed the median sale price rose 4.9% to $430,000 for the three months ending August 31, 2026. That is good news for sellers on price. But homes sold fell 10.3%, days on market stretched to 25 (up 8 days from 2025), and the share of homes sold above list dropped 9.5 points to 31.9%. Prices held up, but competition cooled.
ZIP 23120 in Moseley: the highest supply, but quicker than last year
The Real Estate Data Aggregator put months of supply in ZIP 23120 at 3.1 months for the three months ending August 31, 2026. That is the highest of any ZIP here, and up 0.6 months from 2025. Homes sold fell 12.3%. But here is the honest admission: homes that did sell moved faster. Median days on market dropped 10 days to 26. The share going under contract within two weeks rose 7.3 points. The right home at the right price still finds a buyer.
ZIP 23113: a different price tier, but worth noting
ZIP 23113 in Midlothian carries a median sale price of $777,500, which sits above this $350k to $650k focus. Still, the Real Estate Data Aggregator counted 92 homes sold there for the three months ending August 31, 2026, down 32.8% from 2025. Homes for sale rose 55.8%. That kind of inventory jump at a higher price point is worth knowing if you are watching where the broader Midlothian market is heading.
Let's talk about what is happening nationally
Rates matter here. Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. Higher rates slow buyer activity. That is part of why sales dipped even as more homes came on the market.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Prices are not falling nationally. They are just growing more slowly, and buyers have more to choose from. Inventory grows, competition eases.
Now, let's recap
Here is what the three months ending August 31, 2026 showed us across Chesterfield County's $350k to $650k range.
- Inventory up 4.4% county-wide. More choices for buyers.
- Sales down 7.2%. Demand did not keep pace with new supply.
- New listings up 4.3%. More competition among sellers.
- ZIP 23235 moved fastest: 10 median days, half sold above list.
- ZIP 23236 saw the biggest sales gain: up 28.9%.
- ZIP 23112 led in volume but slipped 15.5% in sales.
- ZIP 23832 held prices but cooled on competition.
- ZIP 23120 carries the most supply at 3.1 months, but speed improved.
So, does this market still work in your favor? The honest answer: it depends on your ZIP code and your price point. One street can read very differently from the whole county number. That is always true, and it is especially true right now.
- Supply grew, sales slipped, and rates climbed above 7%.
- Buyers have a few more options.
- Sellers who price well and prep their home still find buyers quickly in most of these ZIP codes.
- The county number is the starting point, not the whole story.
